The Building (Prescribed Fees) Regulations (NI) 1997 and The Building (Prescribed Fees) (Amendment) Regulations (NI) 2013 & 2022 authorise district councils to charge fees for certain functions prescribed by the 1979 Order. They also establish the level of fees that may be charged, and list any exemption of fees, where applicable.  Payment should be made to Causeway Coast and Glens Borough Council.

Building Regulations Fees for domestic work

New build dwellings 

Single new build domestic dwelling with a floor area of not more than 250m² and no more than three storeys, including any basement level (otherwise the fee is based on an estimated construction cost).  For developments of more than one dwelling please contact us directly.

Fees for other domestic work, like removing an internal wall or chimney breast, are based on the estimated cost of works. There is no fee payable for cavity wall insulation. Works being carried out for a person with a disability may not carry a fee.  

* You cannot use a Building Notice application for building work to an existing dwelling that increases the floor area of dwelling by more than 10m² or creates a new storey with a floor area of more than 3m².

** If you are making an application for more than one of these works at the same time, then only one fee will be charged - if the works include the installation or extension of a heating system that is the fee that will be charged, otherwise the fee will be that for a replacement combustion appliance.

Fees for other work

All non-domestic work is based on the estimated cost of the works excluding VAT. The fee is then calculated on a sliding scale.  When fees are based on the estimated cost of the works you will need to submit a written estimate and for works costing over £10,000 a full broken-down estimate is required.

Non-statutory Fees

These are fees, as listed below, that are charged for items of work that are not detailed under any specific fees legislation. 

Any request for such items should be made in writing either by letter or email.

The schedule may be reviewed at any time depending on changes associated with our service delivery.

NOTES:

  1. Some classes of building are exempt from making an application to Council – for further details contact the Building Control Department
  2. A ’comfort’ letter precludes a completion certificate as prior to 1994 Completion Certificates did not exist
  3. A request to withdraw an application if it is still ‘live’ incurs a charge to cover administration costs (PONE is ‘Plans of No Effect’ issued for any application after 3 years if works have not started)
